How easy is it to sell a houseboat?

Thinking of parting ways with your floating home?

In this guide, we break down how easy it really is to sell a houseboat in the UK.

We’ll cover:

  • What affects how fast (and for how much) you can sell a houseboat
  • The biggest mistakes sellers make
  • And how to sell your boat quickly, safely, and for the right price

Is it easy to sell a houseboat?

Selling a houseboat is not quite like selling a bricks-and-mortar property, but it’s also not as niche or difficult as many assume.

At Aquavista, we sell new and used houseboats every month, with some only taking days to be sold after being first listed. If your boat is in good condition, fairly priced, and well-marketed, it can sell much faster than you'd think. But if your listing is vague, your mooring situation unclear, or your photos are poor, it could sit on the market for months.

So, what makes a houseboat easy to sell?

5 key factors that impact your houseboat sale

Just like with traditional property sales, timing, pricing, and presentation matter. Here’s what to keep in mind:

Condition

Buyers want peace of mind. A well-maintained boat with up-to-date paperwork (BSS certificate, insurance, and service records) is far more attractive than one needing TLC. Don’t just tidy. Deep clean. A sparkling engine bay, freshly painted interior, and rust-free exterior can work wonders.

You can learn more about this in our complete guide on how to sell a boat.

Selling a houseboat with a mooring

Do you have a transferrable residential mooring to sell with the boat? That’s a huge plus. Moorings are often harder to find than boats themselves.

And this is especially true in London, where the number of houseboats has increased by about 84% since 2012 due to the rising cost of house prices.

If you’re selling a house boat in London, having a fully transferable, residential mooring is a big advantage as mooring space is highly desirable and rarely available.

When you buy one of the house boats for sale at one of our Aquavista marinas in Canary Wharf (Limehouse or Poplar) you have the option to take over a residential mooring. It’s the fastest way to secure your dream life on the water in the heart of London.

If your boat is being sold without a mooring, be transparent and offer advice on where a buyer might find one.

Price

Be realistic. Narrowboats can start at under £50k, while large Dutch barges with permanent moorings in London can exceed £500k. You can research similar listings on our online marketplace or get a completely free, no-obligation valuation from one of our friendly brokers.

Marketing

A grainy shot from your phone isn’t going to cut it. Invest time (or money) into proper photos, list the boat’s specs in full, and highlight its lifestyle perks, like a solid fuel stove or solar panels. If you choose to sell your boat with a broker like Aquavista, we’ll handle all marketing activity for you.

Time of Year

Generally, houseboats are sold consistently throughout the year here at Aquavista. But if you want the absolute best time to sell, we usually see a peak throughout Spring and early summer (February to June).

Where should you list a houseboat for sale?

While we’re a little biased, we recommend listing your houseboat for sale on Aquavista.

Not only do we have a regular boating audience of over 25,000 active buyers, but we’re also the largest marina operator in the UK with 32 marinas nationwide.

Our access to 5,000 marina boaters makes the chances of getting a fast houseboat sale even higher.

We’ll also handle all viewings and negotiations for you. Get your free valuation today by visiting our Sell My Boat page.

How to sell a houseboat quickly

If you’re eager to get as fast a sale as possible, there are a few things we recommend for increasing your chances.

Declutter everything – Clear out personal items so buyers can imagine it as their space.

Fix minor repairs – Even small issues like a dodgy water pump or cracked window can slow down a sale.

Write a detailed spec – Include length, beam, year built, engine make, fuel type, water tank size, heating method, and key upgrades.

Highlight lifestyle benefits – Is it solar-powered? Does it have a wood-burning stove? Home office potential? Let them picture the dream.

Mention costs upfront – Transparency about licence, mooring, and maintenance costs builds trust.

What paperwork do you need to sell a houseboat?

Here’s the essential list:

  • Proof of ownership – Usually, the original Bill of Sale.
  • RCD/RCR Declaration of Conformity
  • Boat Safety Scheme (BSS) certificate – Think of this as your boat’s MOT.
  • Insurance documents – Ideally up to date and transferable. Learn more in our boat insurance guide.
  • Service history – Especially for engine, hull blacking, and plumbing.
  • Canal & River Trust licence – If selling on inland waterways.

You don’t need a solicitor to sell a boat, but you do need a clear Bill of Sale. Many brokers or marine insurers offer free templates you can use.

You can learn more about this in our blog on what paperwork do you need to sell a houseboat.

Common mistakes that slow down sales

Here are a few common pitfalls:

  • Overpricing based on emotion, not market value
  • Listing without good photos or specs
  • Trying to sell with expired licences or BSS
  • Not clarifying mooring arrangements
  • Ignoring buyer questions or delaying viewings

Avoid these, and you’re already ahead of the game.

So, how easy is it really?

If you're prepared, realistic, and transparent, selling a houseboat can be surprisingly straightforward. Yes, it's more niche than selling a flat. But with demand for alternative living on the rise, especially in areas like London, there's a healthy market out there. The key is presentation, pricing, and paperwork.

Thinking about your next boat adventure?

Selling your current boat often opens the door to finding your next perfect vessel. If you're thinking about moving to a different boat after yours sells, Aquavista can help you there too.

We have a wide range of quality new and pre-loved boats listed for sale across our network of marinas. Whether you're looking for a narrowboat or cruiser for inland waterways or something for coastal trips, explore our listings to find what could be your next adventure on the water.
